Ranson Planning Commission to hear request from applicant about Bane Farm Private Roads
On Monday, June 1 at 7pm, the Ranson Planning Commission will consider requests related to Bane Farm development—a 1,002-unit development on 390 acres in northern Ranson. See the agenda here. There will be no public comment on this agenda item; you can email the Ranson Planning Commissioners using our portal below.
First, the agenda is not completely clear what will be considered. It seems from the application that waivers are being requested to allow private roads, 12 cul-de-sacs, and very limited connectivity. When the Bane Farm property (off of Currie Road) was annexed into Ranson, one would expect its developers would follow the city code when planning its 1000+ house development (see the plan here), but now the developers seem to want to avoid developing the property as though it is in the city.
The Applicant now seeks waivers to construct and utilize a private road system with 12 cul-de-sacs in the design plans for a future 55+ residential community. The applicant has not demonstrated an environmental benefit, the plans are not consistent with the comprehensive plan, and this would set a dangerous precedent.
Submit your public comment and ask the planning commission to table or deny the request until the agenda can be compliant and the applicant can demonstrate a unique challenge to its property and an environmental benefit of these waivers.
